Completion of 210 classroom hours for Salesperson licensure or 900 classroom hours for Broker licensure is required. Of these, 150 hours for Salesperson or 270 hours for Broker must be in CORE real estate courses and the remainder may be in related college courses.

30 hours in Law of Agency, 30 hours in Law of Contracts, and 60 hours in a Principles of Real Estate (Principles I and Principles II) and one additional 30-hour core class are required.

Each college class approved for credit by The Texas Real Estate Commission (TREC) usually contains 3 semester hours (45 classroom hours). TREC may give credit toward your educational requirements for up to 2 college classes, such as English Composition, Psychology, Speech, Accounting, Government, Law, some business classes, etc. Only TREC will make this determination.

The TREC requires an applicant have ALL education documents evaluated, including college transcripts and certificates from approved real estate schools, BEFORE an "Application for Inactive Salesperson License" is submitted. The "Evaluation of Education Documents" form is downloadable at http://www.trec.state.tx.us/consumer/default.asp or may be obtained by calling 1-800-250-TREC. This form, along with all other TREC forms, are always available, no charge, at the TARREC™© main campus office. Please note that the TREC requires that a $30 fee accompany the education evaluation form.

After ALL educational requirements are completed and the "Evaluation of Education Documents" form is actually returned from the TREC indicating required hours are complete, a student may then send his or her "Application for Inactive Salesperson License" form to the TREC, along with the TREC education evaluation letter and the applicable fee(s).

The TREC will either approve or disapprove the application. Assuming approval is granted, the TREC will issue and send or email a Candidate Information Brochure with a number assigned to THAT INDIVIDUAL STUDENT. (This is a 'Permission to Take the Exam' letter.) The student must then call PSI Examination Services at the toll-free number included in the brochure and make arrangements to take the 2-hour computerized exam for a $59 fee.

When you pass the exam, "It'll Be A Bright Sunshiny Day" and this result is electronically sent to the TREC. Upon submission of a "Salesperson Sponsorship Form", the license will be sent to the sponsoring broker. This form is not required if a sponsoring broker was included in the "Application for Inactive Salesperson License" as the license will actually be issued in an active status under the sponsoring broker with no further action required by the Salesperson. There is no fee required for a "first-time" sponsorship. All subsequent sponsorship changes will require the appropriate fee in effect at that time. If a student fails an exam, he or she can simply schedule another exam with the Center as soon as space is available. There is a $59 fee "each time" a student takes an exam but no further education is required.
